The park offers minimized drayage expense and is being developed in both a Foreign Trade Zone and Missouri Enhanced Enterprise Zone. It’s location near to full interchange access points at I-49 offer transportation related savings between $1 and $3.50/square foot. Additionally, it offers a seven percent (7%) savings with imports via the Port of Lazaro Cardenas.
Building 1A, located on Thunderbird Road, is being built to the latest standards and specs desired by today’s industrial users. Included are: 52-foot by 53-foot column spacing; 32-foot clear height; 27 dock doors; 3 drive-in doors; a building depth of 320 feet with 7-foot floor thickness; and a 160-foot deep truck court.
Activity and interest in the park has increased significantly and exclusive leasing agents, Mark Long and Tracey Mann of Newmark Grubb Zimmer, have several proposals out for additional build-to-suits in the park. Both Long and Mann have seen interest rise among local, regional and national companies.
